Online Application

Fill out our quick online application. We will review it and get back in touch with you to go over your needs and wants. We will then let you know what down payment will be required for pre-approval. Once a Pre- Approval is issued you may use this to make a offer on the property.

Appraisal

We will order the appraisal from one of our preffered appraisers. This fee must be paid at time of inspection directly to the 3rd party appraiser and Is non- refundable. Regardless if you change your mind or if loan is denied. This fee is anywhere from $350-$450. (This is the only out of pocket expense)

Site Visit

Thru out the different metro cities in Texas we will have one of our partners evaluate the home and condition of property.

Approval Letter

We will issue a approval letter once we have the appraisal back and have done our due diligence.

Title Insurance

Every deal we close will close with title insurance, We don't mind which title company is used. Title normally takes 3-5 days to receive.

Home Owners Insurance

We will need for you to get us a quote for the home owners insurance with the dwelling coverage to match the sales price.

Documents

We will need the following documents from you before we can order docs to close.

1) Signed loan application and disclosures,

2) Copy of ID's and Socials,

3) Income Verification, Proof of Funds to close,

4) Entity documents,

5) Home owners insurance, flood insurance if required,

6) Purchase contract.

Attorney Loan Document Fees

Our attorney prepares closing documents in 24-48 hours, sends them to the title company to close your deal

Funding

Once our attorney review the signed closing package and Originals are delivered to the Lender the Lender will wire the funds to the title company. This can take up to 24-48 hour due to bank cut off times.
